Property Management is an Odoo app for landlords, property owners, and property management companies. It connects property records, lease administration, rent invoicing, and maintenance operations in one system.
Property, Floor, and Unit Management
• Organize buildings, floors, and individual units in a structured property hierarchy.
• Track unit availability and support parking as a unit type.
• Maintain property ownership shares, with ownership totals required to equal 100% and one primary owner.
• Mark properties as owned or managed for an owner and configure management fees and statement dates when owner management is enabled.
Lease Applications and Lifecycle Management
• Convert walk in rental applications into leases.
• Manage lease stages from draft and pending signature to active, notice, expired, or closed.
• Renew, amend, or close leases using the available workflows.
• Configure monthly, quarterly, or yearly rent periods with prorating.
Automated Rent Invoicing and Accounting
• Generate customer invoices for scheduled rent through Odoo Accounting.
• Invoice deposits and late fees through the standard customer invoicing workflow.
• Use scheduled jobs to create rent invoices, apply late fees, process lease expirations, and run rent escalation.
• Monitor overdue rent to support timely follow up.
Property Maintenance and Work Orders
• Create facility work orders for property maintenance requests.
• Track work orders against service level requirements.
• Configure preventive maintenance plans that generate work orders.
• Review maintenance tickets alongside occupancy and property operations.
Optional Common Area Charges and Utilities
• Enable common area maintenance (CAM) charges when shared building costs need to be billed.
• Configure utility meters and related property management settings.
• Switch CAM and utilities on or off according to the property's requirements.
• Enable short stay lease types when the rental workflow requires them.
Owner Management and Statements
• Mark properties as owned or managed for an owner.
• Configure management fee percentages and statement dates.
• Generate owner statements and related reports from the backend when owner management is enabled.
• Use the owner portal group where appropriate. A dedicated owner statement page is not currently available in the portal.
Occupancy Board, Control Tower, and Reports
• Monitor occupancy, vacant units, overdue rent, maintenance service levels, and leases approaching their end dates.
• Use the Occupancy Board to review units, applications, and maintenance work orders.
• Generate PDF rent rolls, lease packs, application reports, maintenance work order reports, and owner statements.
Tenant Portal
• Allow signed in tenants to view their leases and maintenance work orders.
• Use the tenant portal to improve access to lease and work order information.
• Install and configure Odoo Website because it is required for the portal functionality.
Compatibility and Requirements
Supports Odoo 19 Community and Enterprise on Odoo.sh and on premise deployments. Required modules include Contacts, Accounting, Product, Portal, Website, Geolocalization, Calendar, and the listed technical dependencies. No Enterprise only apps are required.
Product Scope
Property Management focuses on property operations after the leasing process begins. Property listings, brokerage CRM, viewings, offers, commissions, and website marketing are covered by the separate Property Agency app. Property Agency includes Property Management for the same Odoo version if both front office and operational workflows are required.
